Off market real estate is a term used to describe properties that are for sale or have already been sold without any advertising on the MLS or public knowledge. Within the real estate industry, agents chat about buyer needs within their office. In turn, when an agent has a new listing coming up, it is often shared among agents within their brokerage prior to it hitting the market.

With proper documentation and permission granted by the seller, this agent can allow showings of the property before entering the for sale data into our MLS system. This means, only the agents within the brokerage know it is for sale, it never hits 3rd party websites like Zillow, Tulia or Realtor.com, and you may miss your chance to purchase your dream home! MARCH 2021 MARKET STATS
Home Inventory is yet again at the LOWEST we have seen yet!

NOW DOWN 58%!! Homes sales in South Central Kansas rose by 5.4% in March compared to the prior year. The average sale price of existing homes was $189,126. This represents an increase of 16.7% from the March 2020 average price of $162,117. For new construction, 97 sales occurred in March, up from 72 units the prior year, an increase of same period last year. A total of 1,072 contracts for sale were written in March 2021, up from 935 in March 2020. This is an increase 14.7% Contracts written during the month reflect, in part, sales that are set to close in the near future. The inventory of active listings in South Central Kansas stood at 660 units at the end of March, which is down from 1,562 homes that were on the market at the end of March last year.

TCG FAVORITE RECIPES

What is better than cooking out on the grill? Spring is here and like many of you, we are firing up the grill! Our Agent and Marketing Coordinator Dee Carlson is sharing 2 great recipes, perfect for the spring season!


 
 

Salsa Verde Chicken and Veggie Foil Pack

Ingredients:
1 Cup instant white or brown rice           
1oz cream cheese
1.5 cup water
6 tbsp salsa verde
1 lb chicken 
½ cup corn
½ tsp cumin
½ cup black beans
½ tsp garlic powder
½ cup shredded pepperjack cheese
½ tsp salt and pepper
1 tsp chili powder
1/8 tsp paprika

MAKES 4 SERVINGS

Directions:

  1. Preheat grill to medium high heat (or oven to 400 degrees).  Generously spray 4 large sheets of heavy duty foil with non-stick cooking spray. 

  2. Place the rice in the water and let sit for 5 minutes.

  3. Slice chicken breast into strips and set aside. 

  4.  In a bowl, combine all of the seasonings and then add the seasoning s to the chicken breast evenly with seasoning mixture.

  5. Divide the rice and water among the 4 foil packets and then place 2 tbsp of corn and black beans, then place the chicken on top of the rice/black beans/corn.  Slice the 1 ounce cream cheese into 4 equal pieces and place 1 piece in each foil packet.  Pour
    2 tbsp  of salsa verde on top of the chicken.

  6. Seal the packets and place on the grill until chicken is done (about 20 minutes or in the oven for 30-50 minutes).  Once done, mix everything around and top with 2 tbsp of shredded pepperjack cheese. 


 
 

Champagne Salad

Ingredients
8 oz. cream cheese, softened                  
1 cup sugar
8 to 12 oz whipped topping
1 10 oz package of frozen strawberries, partially thawed
2 or 3 bananas, sliced

How to Make It

  • Combine cream cheese and sugar in bowl, mix well.

  • Fold in whipped topping, strawberries and bananas.

  • Spoon into a 9x13 inch serving dish. 

  • Freeze overnight. Cut into squares.

  • May store in freezer for 3 to 4 weeks. 12 servings
