South Central Kansas MLS Releases Home Sales Figures for February 2025

Home sales in South Central Kansas fell by 2.5% in February compared to the prior year. Sales in February 2025 totaled 515 units, down from 528 in 2024.

Among existing homes, 455 units sold in February, a decrease of 3.6% from 472 units that sold in 2024. The average sale price of existing homes was $248,328. This represents an increase of 6.0% from the February 2024 average price of $234,233.

For new construction, 60 sales occurred in February, up from 56 units the prior year, an increase of 7.1%. The average sale price of new homes in February was $16,969,169, up 4,607.7% from the same period last year.

A total of 616 contracts for sale were written in February 2025, down from 681 in February 2024. This is a decrease of 9.5%. Contracts written during the month reflect, in part, sales that are set to close in the near future.

The inventory of active listings in South Central Kansas stood at 1,494 units at the end of February, which is up from 1,119 homes that were on the market at the end of February last year. At the current rate of sales, this figure represents 2.1 months' supply of homes on the market.
